Your garden room will be constructed using premium materials, including steel facing, QuadCore insulation, and double-glazed doors. Expect delivery within 4-6 weeks.
Whilst you’re waiting for delivery, If needed, our team will efficiently install a durable timber-suspended base using ground screws, designed to support even the most demanding uses.
Once your foundation is ready, our expert team will have your garden room fully assembled and weatherproofed within a single day.

After the successful removal of the existing material, we disposed of it and thoroughly cleaned the loft. Without any delay, we installed SupaSoft and eaves ventilation.

To begin, we applied SuperFOIL insulation within the loft space, enhancing its thermal efficiency. Next, we installed insulated plasterboard on top of the SuperFOIL to not only improve insulation but also provide an attractive finish to the ceiling.
Afterwards, we fully boarded the loft and laid vinyl flooring to create a practical, comfortable space. We also incorporated kitchen cupboards with a countertop and integrated electrical wiring for added functionality.
To make access convenient, we installed an electric drop-down ladder, which can be controlled using a remote for easy entry and exit.








Yes, absolutely! New build lofts can be safely boarded using professional raised floor systems. The key is using the correct method that preserves insulation, maintains ventilation, and stays within structural load limits.
New houses built to British Standards are designed to carry:
25kg/m² Permanent Load (storage + boarding)
180kg/m² Temporary Load (people walking)
For a typical 20m² boarded area, this allows approximately 300kg of stored items – more than sufficient for most household storage needs.

Our garden rooms are designed with permitted development in mind, so you usually won’t need planning permission. That’s the case for most houses, even in protected areas like conservation areas or areas of outstanding natural beauty. But, if you live in a flat or a listed building, the rules are different – you’ll always need planning permission.
Our garden rooms are typically designed to meet permitted development guidelines, with heights ranging between 2.48m and 2.5m. Generally, if your garden room is positioned more than 2 metres away from any boundary, you can have a flat roof up to 2.5 metres high or a pitched roof up to 3 metres high. However, if your garden room is within 2 metres of a boundary, the maximum permitted height is 2.5 metres, regardless of the roof type.
